The Landlord hereby agrees to rent property described herein above for the prescribed period to the Tenant in accordance with the following conditions: The above preamble is deemed as an integral part of terms hereof. The Parties hereto hereby acknowledge that they have read the Provisions of Law No. (3) Of 2008 which regulates the relationship between Landlords and Tenants in the Emirates of Umm Al Quwain and they hereby accepts to comply with all obligations of the Landlord and Tenant Prescribed by the Law.

بموجب ھذا العقد یوافق المؤجر على تأجیر العقار الموصوف أعلاه وللمدة المحددة أعلاه للمستأجر وذلك حسب الشروط التالیة: تعتبر البیانات الواردة أعلاه بمثابة أنھا جزءا لا یتجزأ من أحكام ھذ العقد. یقر الطرفان بأنھما قد أطلعا على أحكام القانون رقم ( 3) لسنة 2008 بشأن تنظیم العلاقة بین مؤجري ومستأجري العقارات في إمارة أم القیوین وأنھما وبموجب ھذا العقد یقبلان صراحة التقید التام بالالتزمات التي قررھا القانون المذكور على كل من المؤجر والمستأجر.

Conditions of Contract

شروط العقد العامة

1	The Tenant hereby admits to have inspected the leased property and has accepted in its present condition.		بموجب هذا العقد يقر الطرف الثاني بانة قد قام بمعاينة العقار المؤجر وانه قد قبله بحالته الراهنة.	1
2	The Tenant shall not modify or demolish any part of the leased property or sublease the same without the prior written consent of The Landlord and shall not, on the Expiry of the Contract or the termination thereof, remove a construction made expect with prior written consent of the Landlord.		لا يجوز للمستأجر إدخال أي تعديلات أو هدم أي جزء من العقار المؤجر أو التنازل من ايجاره ، دون حصوله على موافقة مسبقة و خطية من المؤجر و يتعهد المستأجر بانه لن يقوم عند انقضاء مدة هذا العقد او انهائه بازالة اية مباني تم انشاؤها في العقار المؤجر الا بعد الحصول على موافقه خطية مسبقة من المؤجر.	2
3	The Tenant hereby undertakes to pay the cost of his consumption of electricity, water, telephone, fax, telex, Bills, etc.		يتعهد المستأجر بتسديد جميع رسوم و تكاليف استهلاكه من الكهرباء و الماء و استعمال الهاتف / الفاكس / التلكس .. و غيره.	3
4	In case any issue is not expressly provided for in the special conditions hereof, or in the provision of the Leasing Law, the same shall be Resolved under the general provisions of the U.A.E. Code of Civil Transactions.		في حالة نشوء أي مسألة لم يتم النص عليها صراحة ضمن الشروط الخاصة في هذا العقد أو ضمن احكام قانون الايجارات فتطبق بشأنها احكام النصوص العامة في قانون المعاملات المدينة الساري المفعول في الدولة.	4
5	The lessor and the lessee is committed to the laws and regulations issued thereon hind buildings to fall and places permitted housing demolition workers.		يلتزم المؤجر و المستأجر بالقوانين والانظمة الصادر بشأنها هدم المباني الآيلة للسقوط و الأماكن المسموح بها سكن عمال.	5
6	Any notice to renew the contract or not wanting to renew or request to increase the allowance or decreased must be three months from the date of the end of the existing lease contract before and only take it if it was not.		أي إخطار بتجديد العقد أو عدم الرغبة في تجديده أو طلب زيادة البدل أو انقاصه لابد و أن يتم قبل ثلاثة أشهر من تاريخ انتهاء عقد الايجار القائم والا اعتبر كأن لم يكن.	6
